Do I have to download an app?
No. Your portal is a website — it works in any browser on your phone, tablet, or computer. No App Store, no Play Store, no updates to install. Just a URL you can bookmark.
How do I pay rent online?
Go to your portal → Rent tab → click Pay Now. You can use a debit card, credit card, or bank account (ACH). ACH from your bank account has no transaction fee. Card payments may have a small processing fee (this depends on your property manager's settings). You can also set up autopay to have rent paid automatically every month.
How do I submit a maintenance request?
Go to your portal → Maintenance → Submit Request. Describe the issue, and attach a photo if you have one. Once submitted, you'll receive a confirmation and can track the status as it moves from Open → Assigned → In Progress → Completed. You'll get an SMS update at each stage.
What if I can't remember how to log in?
Click "Forgot password" on the login page and enter your email or phone number. You'll get a reset link in seconds. If you used your phone number to sign up, you'll get a text with a one-time code to log in.
Can my property manager see my payment details?
They can see that you paid, when you paid, and how much — but not your card or bank account details. Those are stored securely by Stripe and are never visible to your property manager or to us.
What if my property manager doesn't use Vestorum?
Your access to the portal is tied to your property manager using Vestorum. If you'd like to pay rent and communicate online, let your property manager know — they can sign up at vestorum.com and invite you to the portal in minutes.
What happens to my payment history if I move out?
Your payment history remains accessible in your portal for 30 days after your lease ends. We recommend downloading your payment history (available as a PDF or CSV) before your account closes — it's useful for proving rental history to future landlords.
Is there a fee to use the tenant portal?
No. The tenant portal is completely free for you. Your property manager pays for the Vestorum subscription. The only potential cost to you is a payment processing fee if you pay by card — and even that depends on your property manager's settings. Bank account (ACH) payments are always free.
